How tax-default sales work in Florida

Florida is a tax lien state with tax deed sales as a secondary path. Sales are administered at the county level by the County Tax Collector + Clerk of Circuit Court under Fla. Stat. §§197.402, 197.432, 197.502, 197.542.

When a parcel becomes eligible. Tax certificate sale follows delinquency; certificate holder generally may apply for tax deed after statutory waiting period.

When sales happen. Tax certificates generally sold on or before June 1 (or statutory alternative date); tax-deed auctions are county/clerk specific.

How bidding works. Certificate: lowest interest rate; tax deed: highest bid.

What the winning bidder gets. Tax certificate / lien, then real property by tax deed if unredeemed. Owner redemption after the sale: Yes.

Verify before you bid. Dates, deposits and bidding rules are set by each Florida county and change with every sale. BackLot summarizes official sources and links to them; it is not legal or investment advice. Read the current notice and the data disclaimer before relying on anything here.
