How tax-default sales work in Michigan

Michigan is a judicial tax foreclosure state with tax deed sales as a secondary path. Sales are administered at the county level by the County Treasurer / Foreclosing Governmental Unit under Mich. Comp. Laws §§211.78 et seq..

When a parcel becomes eligible. Property proceeds through forfeiture and circuit-court foreclosure; redemption expires before public auction.

When sales happen. Three-year forfeiture/foreclosure process; first public auction generally on the third Tuesday in July, with additional auction requirements through the statutory season.

How bidding works. Public auction under foreclosing-governmental-unit rules; competitive highest bid.

What the winning bidder gets. Tax-foreclosed real property. Owner redemption after the sale: No.

Verify before you bid. Dates, deposits and bidding rules are set by each Michigan county and change with every sale. BackLot summarizes official sources and links to them; it is not legal or investment advice. Read the current notice and the data disclaimer before relying on anything here.
