How tax-default sales work in Pennsylvania

Pennsylvania is a tax deed state with judicial tax foreclosure sales as a secondary path. Sales are administered at the county level by the County Tax Claim Bureau under Real Estate Tax Sale Law, 72 P.S. §§5860.101 et seq..

When a parcel becomes eligible. Delinquent tax claims progress through bureau notice and statutory sale stages.

When sales happen. Under the Real Estate Tax Sale Law, upset sales occur in the statutory September window in covered counties; judicial/free-and-clear sales follow if necessary; Philadelphia/Allegheny have important local differences.

How bidding works. Public sale; highest bid meeting statutory upset/minimum price, followed by later sale stages if unsold.

What the winning bidder gets. Real property. Owner redemption after the sale: No.

Verify before you bid. Dates, deposits and bidding rules are set by each Pennsylvania county and change with every sale. BackLot summarizes official sources and links to them; it is not legal or investment advice. Read the current notice and the data disclaimer before relying on anything here.
