How tax-default sales work in Utah

Utah is a tax deed state with other sales as a secondary path. Sales are administered at the county level by the County Auditor + County Treasurer under Utah Code §§59-2-1343 et seq., especially §§59-2-1346 and 59-2-1351.

When a parcel becomes eligible. Property remains delinquent through the four-year redemption framework and statutory final-sale process.

When sales happen. Annual tax sale is conducted in May or June after expiration of statutory redemption period.

How bidding works. Public auction; highest qualifying bid at or above minimum amount established by statute/county.

What the winning bidder gets. Real property / tax deed. Owner redemption after the sale: No.

Verify before you bid. Dates, deposits and bidding rules are set by each Utah county and change with every sale. BackLot summarizes official sources and links to them; it is not legal or investment advice. Read the current notice and the data disclaimer before relying on anything here.
